Foreclosure Specialist

POSITION SUMMARY

The Foreclosure Specialist will audit and manage the foreclosure process on mortgage loans by closely monitoring timelines, vendors, regulations, and processes for each loan to mitigate risk.

ESSENTIAL FUNCTIONS 

• Responsible for foreclosure / due diligence review prior to sale being held to 

attorney for foreclosure commencement. 

• Conduct analysis and author reports summarizing findings of the reviews on 

foreclosure loans to ensure compliance with regulations and state agency 

requirements. 

• Maintain investor metrics and protocols on all foreclosure loans. 

• Accurately and efficiently document servicing system.  

• Complete legal follow ups and provide bidding instructions. 

• Verify foreclosure sales are complete and process repossessions as necessary. 

• Review electronic notifications for bankruptcy filing and daily pull notices, updating 

reports and status codes accordingly.  

• Update loan servicing system with foreclosure and bankruptcy findings to meet 

compliance and investor requirements. 

• Follow all state, regulatory, federal, and investor requirements for Notice/Demand 

letters and upload certifications and registrations for each state per state 

requirements. 

• Monitor foreclosure tracking reports. 

• Prepare and update reports as needed.  

• Maintain current foreclosure status in all systems. 

• Review loans assigned to foreclosure attorney to assure appropriate timeline.  

• Calculate and prepare reinstatement, payoff, judgment and bid figures for attorneys and/or investors. 

• Review signed documents to ensure accuracy and signing authority prior to executing documents. 

• Communicate with borrowers, real estate brokers, attorneys, and agencies when necessary. 

• Assist in creating/updating policies, procedures and reports.  

• Assist in establishing agreements with vendors and trustees.

• Review and code legal invoices for adherence to client’s guidelines. 

• Research legal findings and regulations. 

• Assist in drafting documents. 

• Ability to attend non-jury trials as a witness, if applicable.  

• Perform other duties as assigned.

KNOWLEDGE, SKILLS, AND ABILITIES

• Intermediate understanding of bankruptcy, foreclosure and eviction processes and  timelines. 

• Understanding of mortgage process and industry. 

• Advanced understanding of auditing bankruptcy and foreclosure loans. 

• Ability to organize, prioritize and distribute workload for optimum efficiency. 

• Ability to solve problems with a sense of urgency by recognizing opportunities, understanding risks and acting quickly to overcome obstacles and reach a solution. 

• Ability to multitask and effectively manage time. 

• Ability to communicate effectively – both in written and verbal form. 

• Desire to take personal responsibility to complete tasks and solve problems. 

• Ability to perform tasks and complete projects with minimal supervision. 

• Desire to have a basic understanding of the mortgage process/industry.

• Strong understanding of LoanSphere, MSP, and Microsoft office products.

 

EDUCATION AND/OR EXPERIENCE 

To perform this job successfully, an individual must have the following education and/or 
experience: 

• High school diploma required; college degree preferred.  

• Four years’ mortgage industry experience. 

• Two years’ default invoice review experience. 

• Two years of foreclosure experience in mortgage servicing or mortgage industry; equivalent experience of education and experience may be considered. 

• Previous experience with FHA, VA, OR GSE loans is a plus. 

• Mortgage industry and/or Financial Services experience required.
