Senior Vice President for Capital Planning and Management

 

General Statement of Duties:

  • Evaluating capital improvement and physical infrastructure needs and requirements throughout the company’s real estate portfolio 
  • Recommending capital expenditure strategies that take return on investment and other financial impacts into account, including emphasis on energy conservation and management
  • Actively participating in the company’s portfolio strategic planning process
  • Recommending capital expenditure strategies and programs for loan underwriting purposes
  • Managing and overseeing capital projects in conjunction with the company’s operations and maintenance team
  • Providing expert guidance to the company’s development team and regarding building systems and infrastructure matters related to development projects

Location:  Home Office, Boston

 

Essential Functions:

  • Assessing the current physical condition of the all properties that constitute the Company’s real estate portfolio and ensuring that long term physical asset management plans that are consistent with and that support the company’s strategic planning process are in place. 
  • Overseeing all aspects of capital projects from inception through completion, including due diligence, financial analysis and justification, planning, budgeting and cost estimating, design, bidding, and construction.
  • Designing and implementing a robust energy consumption reporting system and managing relationships with relevant vendors.  Originating, evaluating and managing opportunities for energy management investments.
  • Overseeing the coordination of required capital needs assessments, making recommendations for renovations, and responsibility for capital budgeting across the portfolio.
  • Coordinating the activities of and collaborating with outside resources (architects, consultants, engineers, contractors) and in-house staff (property management, operations and maintenance, marketing, finance and accounting team members) related to capital improvement work.

Minimum Qualifications

 

Education:  Undergraduate degree (BA or BS), preferably in Planning, Engineering, Construction Management, Real Estate Development, or another related field.

 

Experience and Other Qualifications:  A minimum of 10 years of real estate development, planning, investment, engineering, or construction management experience.  Experience in the affordable housing industry is plus.  Project experience must include exposure to all major aspects of multifamily property operations and development including energy management and conservation initiatives, demonstrated ability to work independently on all phases of project management, and oversight of multiple complex projects simultaneously.  Must demonstrate capacity to collaborate effectively with colleagues, professionals and vendors.

 

Candidates must have excellent interpersonal, communication and presentation skills, and strong analytical skills. Knowledge of sustainable operations, design and construction principles is required.  Demonstrated proficiency with software tools such as Microsoft Word and Excel is required.

 

Travel requirements:  This position requires frequent daily and overnight travel throughout

the Company’s geographic footprint.
